Is the median price what my home is worth?

No. The median is the middle sale price in the selected group. A different mix of homes selling can move that number even when similar homes have changed little. A useful estimate for one property compares relevant homes and accounts for their differences.

Why are asking prices different from sold prices?

An asking price is what a seller is requesting. A closed sale records a completed transaction. Compare the listing status and date range before drawing a conclusion; an active listing is not evidence that a buyer paid its asking price.

What do days on market tell me?

Days on market help describe the pace of a selected group of listings. Read that measure alongside price changes, property condition, and the number of comparable homes. An average is context, not a promise about how quickly one home will sell.

Why might a search show no data?

First select a location from the search suggestions. A narrow search may contain too few matching sales, and the report depends on available MLS data. Broaden one filter at a time. An empty result does not mean that homes have no value or that no activity occurred.

How do I make a fair comparison between two areas?

Use the same property type, price range, and reporting period. Compare areas separately, then look at the actual homes behind the figures. A county, city, ZIP code, and neighborhood describe different boundaries and should not be treated as interchangeable.
